NEW: The Carnaby in Queen West

Kaive Wong went to the VIP launch of Streetcar Developments’ the Carnaby, located in the hip neighbourhood of Queen West back in 2012. This is the third building for the project by Streetcar Developments. One of the great selling features for this project is that the developer has already signed an agreement with Metro supermarket to occupy the ground floor of the building. You can’t imagine the incredible convenience that having a 24 hour supermarket at your doorstep will provide. That said, when you do want to go out for a meal, there are countless restaurants, cool cafés, and laid-back lounges for you to embrace the Queen West lifestyle. You’ll also have access to the Queen West streetcar at your doorstep. At just under $500 a foot, this project is priced well compared to other pre-construction projects.

Call Axon Capital Realty at (416) 929-1660 or send us an e-mail at resupport@axoncapitalrealty.com if you would like VIP access to this incredible new pre-construction project.

Here is a video of the renderings for the building:

Here are some pictures taken by Kaive at the VIP launch:

Here are some of the exciting details about the building as quoted from the developer’s promotional material:

Building Features and Amenities

“The Carnaby, a 20-storey residence with approximately 207 lofts, is the new bookend to Toronto’s famous Art & Design District in Queen West. Anchored by an elegant charcoal podium, punched with large double height windows, the tower will read as two distinct yet connected volumes. The southern portion is wrapped in textured precast concreate, detailed with visual lines which also form the balconies. Rising out of the podium, a natural outdoor terrace is created, elevated above the surrounding streets. The northern tower is a clean and crisp glass volume full of light, which slides past the podium, extending its stronglines down into the transparent and open lobby.

The lobby will be an extension of the northern tower’s glass volume. Vibrant and dynamic, the most exciting elements of the lobby are the illuminating cantilevered wall planes. Light and minimal, the clean finishes of the interior create a polished art gallery experience, showcasing the free-standing concierge desk and benches as art installations within that gallery. The modular cube formations of these custom pieces reference the geometrically inspired pop-art prints and fashions of the time when Carnaby Street’s ’60s influence was at its peak.

The building also features energy efficient windows with individually controlled heating and air conditioning with energy efficient digital thermostats in each suite. Also featured is a cutting-edge fitness facility, indoor party and media room and an outdoor terrace. Occupancy is currently slated for November 2014.”

Suite Features

“Engineered hardwood flooring throughout the suite except in bathrooms. 9 ft. high exposed concrete ceilings. Luxurious bathrooms with porcelain tile floors and full-height walls surrounding bath tub and/or shower stall, soaker tub with acrylic apron and/or shower stall with glass wall and acrylic pan, wood veneer cabinets with metal hardware, quartz or granite countertops and chrome single lever low-flow faucet. Sophisticated kitchens with laminate wood veneer cabinets with high gloss accents and metal hardware, under cabinet valance lighting and quartz or granite countertops. Brand-name appliances including integrated refrigerator with bottom-mount freezer, stainless steel slide-in stove with ceran top, integrated hood fan and dishwasher. A brand name, front-loading Energy Star stacked washer and dryer completes the in-suite laundry closet.”

Pricing

1 Bedrooms from: $234,900
1 Bedroom + Dens from: $286,900
2 Bedrooms from: $355,900
2 Bedroom + Dens from: $374,900

Sixty Colborne by Freed Developments Coming to Toronto

Kaive Wong, Broker of Record at Axon Capital attended the launch of Sixty Colborne by Freed Developments back on March 16th, 2012. This post will tell you everything you need to know about this exciting new project. Don’t forget, as a V.I.P. Broker, Kaive can get you first access to V.I.P. pricing (keep reading for more information). Contact Kaive at (416) 929-1660 if you’re considering purchasing a unit at Sixty Colborne.

Check out the video we’ve produced featuring some of the renderings of Sixty Colborne here below, or read on for a detailed account of the building and its exciting features!

About the Neighbourhood

Kaive Wong had this to say: ” One of the the development’s strongest selling points is the neighbourhood it’s situated in. This is Freed’s first venture into the neighbourhood, as they typically develop in the King West area. The location is perfect, situated steps from the St. Lawrence Market and the Financial District. It is steps away from the TTC, Eaton Centre, the Gardiner Expressway, the water, grocery stores, and plenty of great nightlife and dining options, as well as Union Station. Access to Union Station will be even more exciting as direct access from Union to the airport will be in place by the time the Pan Am games comes to Toronto in 2015. Coincidentally, this is the time that Sixty Colborne is slated for completion. Another plus of this neighbourhood is the community feel, as the St. Lawrence neighbourhood is less transient than the King West neighbourhood.”

About the Building

Situated between King and Front, just off Church Street and in the heart of the St. Lawrence Neighbourhood, the building borders the King Edward Hotel & Private Residences to the west and a row of historic townhouses to the north. Designed by Peter Clewes of architectsAlliance, the building will feature a 10-storey podium with a 28-storey tower above. If you’re sick of the traditional glass box look of modern Toronto condos, this may be the project for you. The podium will be broken up visually through the use of a grid system. Indeed, the repetition of closely-placed vertical beams  and the use of brass-coloured metal on the podium structure pays homage to the traditional 19th century warehouses and evokes the feel of the overall ‘Old Town’ Toronto neighbourhood aesthetic. The podium will also feature a retail component, including a restaurant (perhaps something along the lines of the famed Scarpetta located at Freed’s Thompson Hotel & Residences?) at grade level. A low dramatic arc will define the entranceway to the building. The contemporary tower will incorporate one of the hottest trends for Toronto condo structures, being composed of stacked volumes that are visually differentiated by varying materials and sizes. Located in the heart of the St. Lawrence district, the building really will be within walking distance of all the local amenities today’s Torontonian requires. Not only that, it will be across from St. James Park, giving residents the option to partake in some outdoor relaxation whenever they feel.

About the Interior

Toronto firm Johnson Chou will be responsible for designing the sales centre and the building interior. Peter Freed has been quoted as saying, “I’ve been getting to know them over the last few years and they have a nice, contemporary style, very clean and consistent with the direction of our brand.” In return, Johnson has said that “it’s people like Peter who are making a difference and pushing the envelope of acceptable modern design.” Johnson has also described the interior as “urban romantic.” The space will incorporate the use of theatrical-type accent lighting to help define spaces. The suites themselves have been approached in much the same way as other high-end residential projects. The goal is to make the suites feel larger than they are through the use of luxurious features and a restrained colour palette. The model suite will put this restrained palette on display, but will also feature a jolt of orange in the kitchen. Modern suite features are said to include 9′ ceilings and custom-designed kitchen cabinetry with integrated panels for fridge/freezer and dishwasher.

About the Amenities

So far, we can tell you that the building amenities will include: a terrace-level raised swimming pool with outdoor lounge area, a fitness facility, a 24 hour concierge, and a fully furnished guest suite. The outdoor amenity area is rumored to be a showstopper, which is characteristic of Freed Developments projects? the Thompson hotel’s rooftop patio, anyone?

About the Pricing

At an average price per square foot of $680, prices are excellent for a community that is quickly becoming an elite one in terms of amenities and conveniences in the area. Many projects in the area are now $800-$1,000 a foot for remaining product.”
– Kaive Wong, Broker of Record, Axon Capital Realty Advisors Brokerage, Inc.
